In 2016 alone, developers has completed 4,000 new units—a record for Chicago—and nearly 5,000 more later on in 2017. While Chicago experienced more than its fair share of exciting architecture and real estate news in the past year, this 2017 looks set to include even more high-profile reveals, ground-breakings, and neighborhood transformations. Whitney International Group has compiled a comprehensive list of all the potential new luxury apartment buildings you could move in this year.
The Sinclair | Gold Coast
The Sinclair is a 390 unit luxury apartment tower located in the vibrant Gold Coast neighborhood. Opening in Summer 2017, this 35-story building will offer sweeping views of Downtown Chicago and unparalleled access to fine dining, the Lakefront trail, Oak Street beach, and luxury retailers on the Magnificent Mile.
Interior finishes will include quartz countertops, stainless steel appliances, plank flooring throughout, large windows, spa-inspired bathrooms, and washer and dryer in every unit. As part of the project, Jewel grocery store will be built directly next to the building, which will offer residents the convenience of a 24–hour grocery and pharmacy at their front door.
Exhibit on Superior | River North
Drawing its name from its location in the heart of Chicago’s original boutique art and furniture gallery district, the 34-story, cream-colored rental tower known as “Exhibit on Superior”, new 298-unit rental tower has officially opened its doors in River North.
In addition to 298 studio, one-, two-, and three-bedroom rental apartments, Exhibit features an amenity level dubbed Howie’s—referencing the site’s previous long-time occupant. The fifth-floor space includes a well-appointed fitness center, lounge, party room, game area, library, private work stations, and an 8,400-square-foot outdoor deck with a 75-foot lap pool, hot tub, fire pits, and grilling stations overlooking the city.
Optima Chicago II | Streeterville
Uniquely poised where the Chicago River meets Lake Michigan, Optima II is steps from the city’s best theaters, museums, shopping, and the lakefront. The new tower is expected to have 498 residences over ground and street-level retail space. An earlier version of the building included a hotel and was three stories taller, but with just 400 residences. This modern, 57-floor building boasts all the amenities required for healthy lifestyles: light-flooded apartments, chic flooring, and unparalleled views of the city and Magnificent Mile in the heart of Streeterville. All other needs are readily available within mere steps; the beach, Whole Foods, spas, shopping, theaters, and more. Optima II is the sister property of the original Optima Chicago Center.
Linea Chicago | Loop
Linea, the residential tower by Thomas Roszak Architecture at 215 West Lake Street in The Loop, it's a 33-story, 265-unit development with about 150 parking spaces, will be completed in mid 2017 complete with green accents accentuating the exterior.
Alta Roosevelt | South Loop
The 33-story Alta Roosevelt, boasting 496 rental units, and 348 parking spaces that will be topped with a pool and amenity deck. Located in the vibrant South Loop neighborhood of Chicago, the building will contain a mix of studio-, one-, two-, and three-bedroom apartment units. The building’s base will contain a residential lobby and amenity spaces, covered parking, landscaped plaza and building services. Special features will include resort-like amenities, panoramic glass in units, contemporary finishes, and ultra modern conveniences.
The Aurélien | Gold Coast
“Aurélien” is a French name, will be European-inspired, but up to American standards new luxury apartment building located in Gold Coast, a 31-story with 368-unit to be completed by early 2017. It will be great for commuters and beach goers, as it's within walking distance of the Chicago Red Line and Oak Street Beach.
Gallery on Wells | River North
Gallery on Wells, is one of projects of China Wanxiang America Real Estate Group, located in the heart of River North is a 39 story tower with 442 rental apartments include studios, convertibles, one, two and three-bedrooms. Gallery will feature a 26,000 sq ft outdoor deck with a pool, hot tub, fire pit, bbq grills, and cabanas. The indoor amenities include a fitness center, sauna and game room.
1035 W Van Buren | West Loop
1035 W. Van Buren will bring 300 luxury rental units to the flourishing West Loop neighborhood. The new 30-story tower is designed by New York-based Morris Adjmi Architects, whose recent projects include 837 Washington, an award-winning office building across from the High Line in Manhattan's Meatpacking District; and the Wythe Hotel, a refurbished factory on the Brooklyn waterfront.
Located immediately north of the Eisenhower Expressway, 1035 W. Van Buren will offer residents convenient access to the University of Illinois at Chicago and Illinois Medical District, as well as jobs throughout the West Loop and central business district. The residences will also be within walking distance of world-class restaurants and nightlife on Randolph Street, as well as many other nearby attractions.
2950 North Sheridan | Lakeview
a new luxury high-rise rental apartment complex at 2950 N. Sheridan Road in the heart of the Lakeview neighborhood on Chicago's near north side.
And tenants who may plan on occupying the 82-unit, 19-story structure when it is finished in approximately 22 months better start saving their pennies now. Writz Realty said rental rates for one, two or three-bedroom units will range from $2,900 to an eye-popping $6,000 per month.
Centrum Hubbard | River North
More possible large-scale development could be coming to River North this 2017, and this time it involves both commercial and residential real estate. Centrum Hubbard, a curvy structure that will hold office space and an adjacent tower with 22 stories, 193 apartments and 92 parking spaces.
Six Forty | River North
Nestled in River North, Six Forty will have 22 stories, and 251-units at its completion in 2017. The building is working towards gaining LEED certification; LEED is a green building rating system that promotes the construction of environmentally conscious buildings. In order to gain a LEED silver certification, 640 N Wells will have a green roof and on-site storm water retention amongst other green details.
Niche 905 | North Side
Niche 905's delivery scheduled for April 2017, is an 18-story, 202-unit luxury rental tower under construction at 905 N. Orleans St. in Chicago. Designed for LEED® certification. Upon completion, the tower will offer spacious studio, one-, two- and three-bedroom apartments – many with views of Lake Michigan and the downtown skyline.Residences will have a range of high-end finishes including plank flooring throughout all bedrooms and living areas, as well as gourmet kitchens featuring Euro-style cabinetry with undermount lighting, quartz countertops and glass tile backsplashes.In addition, apartments will feature 9-foot ceilings, private balconies and in-unit laundry, and be outfitted with USB ports and fiber optic internet service capable of reaching speeds of 1 gigabyte per second – more than 100 times faster than the industry standard.
